Two Eight-Story Towers Would Be Part Of New Downtown Coral Springs Project

Coral Springs, Florida – The proposed Village Square development in downtown Coral Springs would feature two eight-story and five-story apartment buildings, city officials said this week.

The two-block complex on the north side of Sample Road from University Drive to Coral Hills Drive would have 310 apartments.

The project by the development company Amera also would have a grocery store, restaurants, and other businesses in five other buildings on prime downtown land that Amera has been assembling for years.

The project is contingent on Coral Springs getting $4.6 million from the developer for the sale of land where the old city hall stood on the corner of Sample Road and Coral Hills Drive.

Village Square would be built across the street from another major development project known as Cornerstone, planned on the south side of Sample Road from University Drive to NW 94 Avenue. That project is expected to have commercial and office space, hotel, and apartments as well.

The two projects would be constructed around the same time – an issue city officials said shouldn’t create any major public safety or traffic problems.

A resident living near the site of Village Square has written a letter to the city citing concerns about declining property values, noise, quality of life, and other issues, said City Manager Frank Babinec.

George Rahael, president of Amera, said his company would meet with the resident, and anyone else, to explain the project and address concerns.

A copy of the letter couldn’t be obtained.

“I can understand their concerns,” Rahael said, referring to nearby property owners. “We are sensitive to the concerns of the residents…We’ll try to alleviate their concerns as much as we can.”
